How Long Does It Take to Replace a Flat Roof?

A small residential flat roof, such as a garage or rear addition, is often replaced in one to a few working days once work starts. Larger homes and commercial roofs can take from several days to several weeks. The actual duration depends on size, how many layers come off, deck repairs, insulation, the number of details, access and especially weather. Planning, scoping and scheduling add time before work begins.

The direct answer

There's no fixed timeline, but the size of the roof and the amount of hidden repair work usually decide it. Small, simple roofs can often be finished within a few working days; large or complex roofs take longer and are often done in sections so the building stays protected. These are general ranges, not a schedule for any particular roof.

Before work starts

  • Assessment: inspecting the roof, confirming the existing layers and drainage.
  • Written scope and quote: membrane, insulation, flashings and what's included or excluded.
  • Permits: some re-roofing involves permit requirements; the City of Ottawa's permit page is the reference.
  • Materials and scheduling: ordering, arranging disposal bins, hoisting and access.
  • Weather window: many products have temperature and moisture limits.

What happens on the roof

  • Protection of the property and set-up of safe access.
  • Tear-off of existing roofing to a sound deck (sometimes several layers).
  • Deck inspection and replacement of damaged sections.
  • Vapour control, insulation and, where needed, tapered insulation for drainage.
  • Membrane installation, seams or laps, and inspection of seams.
  • Flashings at walls, parapets, curbs, penetrations, drains and edges.
  • Clean-up and a final walkthrough.

What makes it take longer

Multiple layers of old roofing, wet insulation or damaged decking found during tear-off, lots of penetrations and rooftop equipment, tight access or hoisting constraints, occupied commercial buildings that need work staged around tenants, and weather. Each section opened has to be made watertight before the end of the day, which limits how much can be removed at once.

Ottawa weather and season

Rain, wind and cold all stop or slow roofing. Some adhesives and membranes have minimum application temperatures, so winter replacement is possible for some systems and limited for others. Late spring through early fall is generally the most predictable window, which also makes it the busiest. Emergency temporary protection is sometimes needed when a failing roof can't wait for good weather.

Typical durations by roof type (general context)

Every roof is different, so treat these as rough patterns rather than estimates. A single small roof over a garage, porch or rear addition is often among the quickest jobs, because tear-off is limited and there are few details. A whole-house flat roof, a roof with a deck or terrace, or several separate low-slope sections takes longer because each wall junction, scupper and penetration needs careful flashing.

Commercial roofs vary most. A large, simple single-ply roof with few penetrations can progress steadily, while a smaller roof crowded with rooftop units, gas lines and curbs may take longer per square metre. Roofs with several old layers, or with wet insulation found during removal, add time for disposal and repairs that couldn't be seen beforehand.

Membrane choice plays a part too: single-ply systems can be quick to lay in good weather, while multi-ply modified bitumen has more steps. In practice, weather and hidden conditions usually matter more than the material.

Planning tips for owners

Ask for the expected duration and how weather delays are handled in writing, how the building will be protected overnight, and what happens if hidden damage is found. For commercial buildings, discuss noise, odours, access and timing with tenants early. Our cost guide explains how the same factors affect price.

Frequently asked questions

Can a flat roof be replaced in one day?

Small, simple roofs sometimes can, if tear-off is straightforward and weather cooperates. Most projects take longer, and no timeline should be guaranteed before an assessment.

Can you replace a flat roof in winter?

It depends on the system and conditions. Some products have temperature limits; cold-weather work is planned case by case.

Will my building be exposed overnight?

It shouldn't be. Good practice is to make each opened section watertight before the end of the day.
