Flat Roof Nepean

Flat and low-slope roof repair, replacement and inspections for Nepean houses, townhouse complexes and the commercial plazas along its main corridors.

Request a Roof Assessment

The short answer

We assess, repair and replace flat roofs across Nepean. Most requests here involve one of three things: a leak on an older home's low-slope section, flashing problems around rooftop heating and cooling units on plaza and low-rise commercial roofs, or a membrane that has aged to the point where repairs no longer make sense. Every job starts with finding the cause rather than patching the symptom.

Which part of Nepean this page covers

The former City of Nepean was a large municipality before Ottawa's 2001 amalgamation, and it included Barrhaven. To keep things useful, this page focuses on the older, established parts of Nepean north of the Jock River corridor — areas with mid-century houses, townhouse condominiums and long-established plazas. Newer south-end subdivisions are covered on our Flat Roof Barrhaven page, so you won't find the same advice repeated in both places.

Typical flat roof situations in Nepean

Mid-century homes with low-slope sections

Split-levels and bungalows from the post-war decades often have a low-slope carport, rear addition or porch roof tied into a steeper main roof. The transition between the two is a common leak point, especially where older flashing was lapped rather than properly integrated.

Townhouse and condominium complexes

Rows of attached units sometimes share continuous low-slope roofs or flat sections over entrances. Decisions here usually involve a board or property manager, so a written condition summary that compares repair and replacement across the whole roof is more useful than a unit-by-unit patch.

Plazas and low-rise commercial roofs

Commercial roofs commonly carry rooftop HVAC units. Each unit sits on a curb with its own flashing, plus gas lines, condensate lines and electrical penetrations. These details move and age faster than the open membrane, and they are where we look first when a tenant reports a leak.

Questions we ask during an assessment

  • Where does water appear inside, and does it follow rain, snowmelt or both?
  • How old is the roof, and are there records of past repairs or re-roofing?
  • Which membrane is on the roof now — TPO, EPDM, SBS modified bitumen or an older built-up gravel roof?
  • Where does water drain — interior drains, scuppers or an eavestrough edge — and does it clear after a storm?
  • Is there rooftop equipment, a deck, skylights or a wall the roof meets?
  • How is the roof reached safely, and is the building occupied during work?

Repair or replacement?

A repair makes sense when the problem is localized — an open seam, a lifted flashing, a punctured patch — and the surrounding membrane and insulation are sound. Replacement becomes the better value when leaks keep returning in different places, insulation under the membrane is wet over a large area, or the membrane has become brittle, shrunken or heavily blistered.

On older Nepean roofs it is also common to find more than one layer of roofing. Whether old layers must come off affects scope and cost, and we'll explain what we found rather than assume.

Climate and drainage considerations

Ottawa's winters bring deep snow and repeated freeze-thaw cycles. On a low-slope roof, meltwater that can't reach a drain refreezes overnight, and ice can lift laps or push water under flashings. Before winter, clear drains and scuppers are the single most useful thing on a plaza roof; on homes, eavestrough edges and scuppers deserve the same attention. We don't recommend owners go on the roof themselves to do this.

Service area, not a branch office

Flat Roof Ottawa does not operate a branch office in this community. We travel to properties here from our Ottawa base, and the same assessment, written scope and quote process applies across the city.

Frequently asked questions

Do you work on commercial plaza roofs in Nepean?

Yes. We assess and repair low-rise commercial roofs, including flashing around rooftop units, drains and parapets, and we can plan work around tenants.

Is Barrhaven covered on this page?

Barrhaven was part of the former City of Nepean, but it has its own page because its housing stock and roof issues are different. See Flat Roof Barrhaven.

Can you replace just one section of a townhouse roof?

Sometimes. It depends on how the sections are separated and whether the new roofing can be properly tied into the existing roof. We'll explain the options after an assessment.
