Inspections
Flat Roof Inspections in Ottawa
An honest, documented look at a low-slope roof's condition — so you can decide whether to repair, maintain, plan or replace.
The short answer
A flat roof inspection is a systematic visual assessment of the membrane, seams, flashings, penetrations, edges and drainage, with findings recorded in writing and photos. It tells you what condition the roof is in, what needs attention now and what can reasonably be planned for later.
What this service covers
- Field membrane condition: cracks, blisters, splits, shrinkage, wear
- Seams and laps
- Flashings at parapets, walls, curbs, skylights and penetrations
- Drains, scuppers, edge metal and evidence of ponding
- Interior signs of leaks where accessible
- Written findings with photos and prioritized recommendations
Signs it's time for an assessment
- Buying or selling a property with a flat roof
- Budgeting for upcoming capital work
- After a severe storm, hail or a hard winter
- A roof with unknown age or history
- Before adding rooftop equipment, solar or a deck

How the process works
- Step 01
Booking
We confirm access, the building type and what you need the inspection for.
- Step 02
On-roof review
The roof is walked and each component checked and photographed.
- Step 03
Interior check
Where accessible, ceilings and top-floor spaces are reviewed for signs of water.
- Step 04
Written findings
Clear notes on condition, priorities and options — not a sales pitch.
What shapes the scope
Every roof is different, so we don't publish flat prices. These factors drive the scope of work — see what affects flat roof cost for more detail.
- Roof size and levels
- More area and levels take more time.
- Access
- Hatches, ladders and building height.
- Purpose
- A pre-purchase check differs from a capital-planning assessment.
- Additional testing
- Some situations warrant further investigation of moisture within the assembly; we'll explain when.
Ottawa conditions to consider
Snow cover hides most of what an inspector needs to see, so the most informative inspections usually happen when the roof is clear — typically spring through late fall.
After winter, look for damage from ice, from snow-clearing equipment and from contractors servicing rooftop units. These are common sources of punctures and loose flashing in Ottawa.
An inspection is a visual assessment. It can't guarantee there is no hidden damage and is not a code compliance review. For permit questions, refer to the City of Ottawa's building permit guidance.

Frequently asked questions
How long does an inspection take?
It depends on roof size and access. A typical home roof takes considerably less time than a large commercial roof with many units and levels.
Can you inspect a roof covered in snow?
Only in a limited way. Much of the membrane and detailing is hidden under snow and ice, so we usually recommend inspecting when the roof is clear unless there is an urgent problem.
Will I get a written report?
Yes. You'll receive written findings with photos and prioritized recommendations.
Does an inspection tell me how long the roof will last?
It gives an informed view of condition and remaining life, but no one can promise an exact number of years. Weather, maintenance and use all play a part.
