The short answer

We repair and replace flat roofs throughout Barrhaven. Because much of Barrhaven was built in recent decades, the roofs we see are usually younger — so problems are less often about an old, worn-out membrane and more about specific details: a roof-to-wall flashing, a scupper, a deck or a small low-slope section that doesn't drain the way it should.

How this page relates to Nepean

Barrhaven was part of the former City of Nepean. We cover the established northern parts of Nepean — older homes and long-standing plazas — on our Flat Roof Nepean page. This page is about Barrhaven's newer residential neighbourhoods and commercial centres, where the questions are different.

Common low-slope details on newer homes

Garage and porch roofs

Many newer houses and townhouses have a short low-slope roof over a garage, porch or bay. These small roofs collect snow and meltwater against the house wall. If the wall flashing or counter-flashing is incomplete, water can enter behind the siding or brick and show up indoors some distance away.

Terraces and decks over living space

Some designs place a walkable deck or terrace over a heated room. The membrane under the decking can't be seen, so leaks are hard to diagnose without removing some of the deck. Drainage under the deck surface matters as much as the membrane itself.

Scuppers and downspouts

Small roofs often drain through a single scupper. If it is undersized, blocked or iced, water backs up. Ice damming at scuppers is one of the most frequent winter calls on young low-slope roofs.

Commercial centres

Barrhaven's retail and service centres include many single-storey buildings with large single-ply roofs and rooftop equipment. The priorities are the same as on any commercial roof: clear drains, sound curb flashings and quick attention to foot-traffic damage near service routes.

Questions we ask during an assessment

  • Where does water appear inside, and does it follow rain, snowmelt or both?
  • How old is the roof, and are there records of past repairs or re-roofing?
  • Which membrane is on the roof now — TPO, EPDM, SBS modified bitumen or an older built-up gravel roof?
  • Where does water drain — interior drains, scuppers or an eavestrough edge — and does it clear after a storm?
  • Is there rooftop equipment, a deck, skylights or a wall the roof meets?
  • How is the roof reached safely, and is the building occupied during work?

Is a newer roof worth repairing?

Almost always, if the membrane is otherwise in good condition. On a young roof, a leak usually points to one detail rather than general failure, and a well-done repair at that detail can restore the roof. Replacement is worth discussing only when there is widespread wet insulation, repeated failures across the roof, or a design problem — such as no real slope to the drain — that a repair can't fix.

If your home is still within a builder's or installer's warranty period, check those documents before arranging work so you don't affect any coverage.

Service area, not a branch office

Flat Roof Ottawa does not operate a branch office in this community. We travel to properties here from our Ottawa base, and the same assessment, written scope and quote process applies across the city.

Frequently asked questions

My Barrhaven home is fairly new. Why is the roof leaking?

On newer roofs, leaks usually come from a specific detail — a wall flashing, scupper, penetration or deck membrane — rather than the membrane wearing out. Finding that detail is the job.

Should I check my builder warranty first?

Yes. If your home may still be covered, review the warranty documents before arranging independent repairs.

Can ice at a scupper cause a leak?

Yes. When a scupper ices over, meltwater can back up behind it and find its way under flashings. Clearing the cause, not just the ice, is the lasting fix.
