Flat Roof Kanata
Repair, maintenance, inspections and replacement for Kanata's larger commercial low-slope roofs and the flat sections found on its homes.
The short answer
We serve Kanata property owners and managers with flat roof repair, replacement, maintenance and documented inspections. Kanata's business parks include many large single-storey and low-rise buildings where a roof is a major asset, so planned maintenance and good records tend to save money. On the residential side, most low-slope work involves garages, additions and porch roofs.
Large roofs need a plan, not just repairs
On a big low-slope roof, small problems are easy to miss. A blocked drain at one end of the building or a split at a seam behind a mechanical unit can go unnoticed until water shows up in a ceiling far away. For office, flex and light-industrial buildings we usually recommend a documented inspection at least once a year, plus a check after major storms.
A good inspection report records the membrane type, drain locations, penetration details and photographs of anything that needs attention. Over several years, those records show whether the roof is stable or deteriorating — exactly what you need to budget for replacement rather than react to it.
What we look at on Kanata commercial roofs
- Interior drains, strainers and overflow scuppers — clear, secure and draining
- Curb flashings at rooftop units, exhaust fans and skylights
- Field seams, especially on single-ply membranes, for open laps or failed welds
- Areas of ponding water that remain well after rain or melt
- Foot-traffic damage near access hatches and service routes
- Parapet caps, perimeter metal and wall flashings
Residential low-slope roofs in Kanata
Kanata's homes are mostly steep-sloped, but many include a low-slope section over an attached garage, a sunroom or a rear addition. The weak point is usually where that low-slope roof meets the house wall or a steeper roof. If you see staining on a garage ceiling or inside wall after a thaw, that junction is the first place to check.
Questions we ask during an assessment
- Where does water appear inside, and does it follow rain, snowmelt or both?
- How old is the roof, and are there records of past repairs or re-roofing?
- Which membrane is on the roof now — TPO, EPDM, SBS modified bitumen or an older built-up gravel roof?
- Where does water drain — interior drains, scuppers or an eavestrough edge — and does it clear after a storm?
- Is there rooftop equipment, a deck, skylights or a wall the roof meets?
- How is the roof reached safely, and is the building occupied during work?
Repair, restore or replace
For commercial roofs the decision is rarely all-or-nothing. A roof with sound insulation and a few failed details can often be repaired for years. Where moisture has spread through the insulation, or the membrane is near the end of its life everywhere, replacement — sometimes with added insulation and improved drainage — is usually the better long-term choice. We'll explain the reasoning in writing so it can go to an owner or board.
Service area, not a branch office
Flat Roof Ottawa does not operate a branch office in this community. We travel to properties here from our Ottawa base, and the same assessment, written scope and quote process applies across the city.

Frequently asked questions
How often should a commercial flat roof in Kanata be inspected?
At least once a year is a sensible baseline, ideally in fall before snow, plus after major storms. Roofs with lots of equipment or foot traffic benefit from more frequent checks.
Can you work around our tenants and operations?
Yes. Access, noise, odours and timing are discussed during scoping so work can be staged around occupants.
Do you provide written inspection reports?
Yes. Inspections include a written summary with photographs of the conditions found and recommended next steps.
