Flat Roofs in Ottawa Winter

Flat roofs are common in snowy climates and work well when they're designed and drained properly. The real winter risks are blocked drains, ice damming at edges, freeze-thaw damage to small defects, and unusual snow drifts. Shovelling a roof yourself is dangerous and usually unnecessary; if you're concerned, have the roof assessed from a safe position by a professional.

Are flat roofs bad for snow?

No — a properly designed low-slope roof is built to carry the snow expected where it stands, and flat roofs are widespread on Ottawa homes, plazas and apartment buildings. Snow sitting on a roof also adds a little insulation. Problems come from conditions the roof wasn't designed for: heavy drifting against walls and parapets, rain on deep snow, poor drainage, or structural changes that weren't engineered.

If you can have a flat roof where it snows, the question becomes how to keep it working through a long winter. That comes down to drainage, details and early warning signs.

Drains, scuppers and ice

Meltwater has to leave the roof. When drains or scuppers are blocked by leaves left from autumn, or freeze shut, water collects and refreezes. Ice ridges at edges and scuppers can dam meltwater so it rises against laps and flashings that normally stay dry — a common reason leaks appear only during thaws.

The most useful winter preparation happens in the fall: clearing drains, strainers and gutters, checking that drain clamping rings and flashings are sound, and fixing small seam or flashing defects before freeze-thaw widens them.

Do I need to shovel my flat roof?

For most roofs in a typical winter, no. Shovelling can puncture or scrape the membrane, and it puts a person on a slippery surface with a fall hazard at every edge. We don't recommend homeowners or staff go onto a roof in winter.

Snow removal is sometimes appropriate — for example with very heavy drifts or when a structural concern has been identified. In that case it should be done by trained crews using fall protection and plastic tools, leaving a protective layer of snow on the membrane. If you're unsure whether the snow load is a concern, a qualified professional or structural engineer can advise for your specific building; we don't give generic load limits.

Warning signs to watch for from inside

  • New ceiling stains, drips or bubbling paint, especially during thaws.
  • Doors or windows near the roof that suddenly stick, or new cracks in interior finishes.
  • Unusual creaking or visible sagging of ceilings — treat this as urgent, keep people out of the area and contact a professional.
  • Icicles forming in unusual places, or water running down walls below scuppers.
  • Frost or dripping that follows cold snaps rather than melts, which can point to condensation in the roof assembly.

Can you replace a flat roof in the winter?

Sometimes. Some membranes, adhesives and primers have minimum application temperatures, and snow, ice and frost on the deck must be cleared before anything is installed. Shorter daylight and changing weather reduce the working window, and every opened section has to be made watertight before the crew leaves.

Where winter work isn't suitable, a temporary repair that keeps water out until spring is often the sensible option, with full replacement scheduled for warmer weather. Whether winter installation suits your roof depends on the system, the forecast and access — we decide case by case and never promise a winter schedule before assessing.

Urgent winter leaks: safe first steps

Move belongings and electronics, catch drips with containers, and photograph stains and dates. If water is near light fixtures or electrical panels, keep clear and switch off power only if it's safe to do so. Don't climb onto the roof to chip ice or apply sealant. Then request an assessment and describe when the leak appears — during rain, thaw or cold snaps — because the timing is one of the best clues to the cause.

Frequently asked questions

Are flat roofs bad for snow?

Not when they're designed and drained properly. Risks come from drifting, blocked drains and ice, not from snow on a sound roof.

Do I need to shovel my flat roof?

Usually not. Shovelling risks damaging the membrane and falls. If a structural or drift concern is identified, removal should be done by trained crews with fall protection.

Can you replace a flat roof in the winter?

Sometimes, depending on the membrane system's temperature limits, deck conditions and the forecast. Temporary repairs until spring are often the better choice.

Why does my flat roof leak only when it thaws?

Meltwater can be dammed behind ice at drains and edges and rise above seams and flashings. Clearing and checking drains in the fall helps prevent it.
